Our process
How does a commercial inspection work?
Five steps take you from proposal to a delivered report and a follow-up call.
- 01
Proposal & agreement
Review your tailored inspection proposal and select service options to support your investment goals.
- 02
Preparation
We send a document request list and a short questionnaire to streamline the inspection and reporting.
- 03
On-site inspection
We inspect as agreed in scope. Typical findings include deferred maintenance, safety concerns, workmanship issues, or systems nearing end of service life.
- 04
Report
Your report includes a summary of findings, condition assessments, tables, and photos, delivered within the business days confirmed in your proposal (or sooner if requested). Final payment is required prior to release of the report.
- 05
Consultation
Your inspector is available for a follow-up call to review the report and the findings, upon request.
What does the inspection report look like?
Every report opens with a one-page summary, then lists findings by priority with photos and next steps.
- Executive summary on page one
- Findings ranked: Immediate, Near-term, Monitor
- Photos tied to every finding
- Practical next steps and specialist referrals

Service areas
Where do you perform commercial inspections?
We serve Metro Atlanta from our base in Hampton, Georgia, covering eight counties.
The big three
Roof. Parking lot and paving. HVAC.
Three important budget priorities to review before you buy—and throughout ownership. Actual repair costs depend on the property; other systems can also require significant investment.

- 01Roof
- Covering, flashing, drainage, and leak history can point to repair needs worth evaluating before closing.
- 02Parking lot and paving
- Cracking, potholes, settlement, and drainage deserve attention alongside the building itself.
- 03HVAC
- Equipment condition, documented age, and service history help guide specialist follow-up and replacement planning.
